Who am I and why should you listen to me?

My name is Niro Thambipillay, and I bought my first investment property back in 2002. At the time, even though I lived in Sydney (I still do), I decided to buy my first property in a regional town in a completely different state.

Most people thought I was crazy and that I’d lost my marbles.

Yet they were stunned to see that…

18 months later I doubled money

    I remember, when I bought up big in Sydney in late 2011, in anticipation of this upcoming boom, people told me I was crazy. That Sydney and Melbourne were too expensive and that prices would crash.

Step 2 – Budget and assist with borrowing capacity and approval

If you already have an idea of your borrowing capacity, that’s great. If not, we have a broking team here that can assist you. This way we know what your borrowing capacity actually is.

Because here’s what most people don’t realise…

Different banks will lend you different amounts.

For example, one of our clients went to the same bank they had their existing home loan with and was told they could only borrow $200,000. Yet our team was able to get them $600,000 through another bank. That’s because the brokers I recommend are all property investors themselves so they understand what you’re trying to do and can get you the best deal. In this case, $400,000 extra! As you can imagine, that made a huge difference in terms of what properties we could find for them.

Because of my network of professionals I’ve built up over the years, many of the properties I find are off-market. They haven’t come on to the market yet. This means nobody knows about them. Once you decide on which area to focus on, my team and I go to work to find the best possible properties for you. There is a meticulous due-diligence process my team goes through. After having invested for 20 years, I know the tricks many real estate agents use to present properties, especially to investors who think they can simply use data on free websites as facts.

That’s why we only present a property to you, after it has gone through our strict criteria.

Some of the criteria we look at are:

  • Is the property we’re looking at something owner occupiers in that suburb will buy? You see, as investors, we don’t create capital growth. We ride the waves of growth created by Owner Occupiers, people who want to move into a suburb and live there. So, it’s key that we only buy properties that people who live in that area want to buy as well.
  • Does the property have good rental demand? Not only do we want properties that are in demand from owner occupiers, which will give us capital growth, we want to ensure we also buy something that is in high demand from good quality tenants, which will then make it easy for us to get your property rented
  • Is the property in a flood zone? If it is, we won’t even bring it to you. It’s just too high risk.
  • Is the property on a main road? Again, if it is, it won’t pass our criteria and we won’t bring it to you.
